Will I need planning permission?

Planning permission may not be required. Permitted development may be applicable if:-

  • the building is within the curtilage of your garden.
  • the building is a minimum of 20 metres from any public highway (footpaths, roads, bridleways etc).
  • the building is a minimum of 5 metres from the house and one metre from the boundary.
  • the height of the building does not exceed 4 metres at the ridge.
  • not for permanent residential or business use.

If required, OAKWRIGHTS COUNTRY BUILDINGS will undertake the planning process on your behalf and free of charge, once a refundable deposit has been paid. *(Should planning be denied we will return your deposit in full, less any relevant application fees, and an administration fee of £250).

What about Building Regulations?

Building Regulations may not be required provided that:-

  • the building is detached and contains no sleeping accommodation and the floor area is less than 15 metres squared.
  • the building is detached, over 15 metres squared but under 30 metres squared, and is more than 1 metre from the boundary.
